24-HOUR EMERGENCY & MAINTENANCE COORDINATION SERVICE

Landlord shall allow access to Tenant to report maintenance concerns outside of normal business hours via phone 775-622-1445 ext 1, or online with your Tenant Portal, or other such means as made available by Landlord.

EXTENDED OFFICE HOURS

We understand people have different work schedules so we open early and stay late to help assist you in your property management needs. Our office hours are Monday through Thursday 7:00am – 6:00pm with Lunch from 12:00pm-1:00pm.

RESIDENT REWARDS

Rent day is now rewards day. We pay you for paying full rent - on time each month. You get cash, gift cards and exclusive discounts you can use to save up to $4,500 a year on every day expenses. Tenant acknowledges that a Tenant rewards program is made available to them by Landlord. Rewards are to be accessed online and are activated at Tenant’s sole discretion through use of a mobile application provided by the rewards provider. Rewards provider will provide Tenant with available rewards as a preferred customer of Landlord. 

ONLINE PORTAL ACCESS

Landlord agrees to provide Tenant online portal access for the purposes of reviewing pertinent documents, payment of Rent and other fee(s), and reporting maintenance concerns. Landlord reserves the right to restrict payment access to Tenant, at Landlord’s sole discretion, should a pattern of delinquency arise and/or persist. Free access to pay rent, submit work orders and access your documents through our easy online portal. 

SECURITY DEPOSIT ALTERNATIVES

Security Deposit Options when and if needed. Lower up front security deposit fees - Ask for details.

MULTIPLE PAYMENT METHODS

All rental payments can be paid in a variety of ways using your Online Resident Portal. Available options include ACH, Free Payment with e-check, debit and credit card payment options, or pay cash at participating retailers (as applicable) such as 7-Eleven or CVS locations. Restrictions of payment methods by the Landlord are permissible should a pattern of delinquency arise and/or persist. Any applicable fees are at the Tenant’s expense. 

SMART LOCKS & KEYLESS ENTRY

Smart locks on front doors and code/keyless entry for any external door (excluding sliding doors) on all applicable properties. Tenants receive a free mobile app to provide keyless entry and remote access. No more losing your keys and being locked out. Eliminate keys! Keys are a thing of the past.

CONVENIENT MOVE-IN W/KEYLESS ENTRY

Tenants have the ability to go directly to the property, so there is no need to waste your time and your gas driving to our office first. *Some restrictions apply.

RENTERS & LIABILITY INSURANCE

Liability Insurance of $100,000 for property damage caused by misuse and tenant negligence with little to no deductibles. A claim does not stick with you like outside insurance policies. A long term financial benefit to you when accidents happen. You also receive $10,000 Renters Insurance to cover your personal belongings. Tenant will be automatically enrolled in Realty Boulevard’s Renter’s and Liability Insurance. 

HVAC FILTER DELIVERY

Changing air filters is as easy as opening the front door. This service helps improve your air quality and you save $250+ a year in utility costs while it reduces the hassles and repairs. Upgrade to MERV 11 or 13 at no charge. HVAC filters are delivered to the Tenants home approximately every 90 days, or as required by your HVAC system. Tenant shall properly install the filter that is provided within two (2) days of receipt. Tenant hereby acknowledges that the filters will be dated and subject to inspection by Landlord upon reasonable notice to verify replacement has been timely made. If at any time Tenant is unable to properly or timely install a filter, Tenant shall immediately notify Landlord in writing. Tenant’s failure to properly and timely replace the filters is a material breach of this agreement and Landlord shall be entitled to exercise all rights and remedies it has against Tenant and Tenant shall be liable to Landlord for all damages to the property or HVAC system caused by Tenant’s neglect or misuse. Landlord may charge a trip fee to perform the filter change, as required, at Tenant expense. Tenant acknowledges that if the property does not have an HVAC system, there will be no filter(s) provided and there is no discount to the overall Tenant cost of the package.

By executing this agreement, you are agreeing to Aura’s IdentityGuard Terms of Service and Privacy Policy with respect to the identity theft protection service provided as part of the RBP, which can be found at www.identityguard.com. 1 in 4 Americans are victims of identity fraud. All adult leaseholders get $1M coverage backed by AI, monitoring through IBM's Watson and a dedicated, US-Based Identity Restoration Specialist. We care about your identity and your future. 

NO UP FRONT OR MONTHLY ADMIN FEES

Average annual saving $1,000+. Many property communities and property management companies charge you a fee just for moving in and monthly for doing their job. We don’t! 

CREDIT BUILDING

Landlord provides credit reporting to cast positive payment history through a third-party service so you can build your credit. The average increases in resident scores are 23 to 42 points, so you can qualify for more and save hundreds of dollars monthly, annually and through your lifetime. Landlord is not responsible for any misrepresentation, erroneous reporting, and/or lack of reporting by the third-party service. Tenant understands that any disputes will be handled directly between Tenant and the third-party service. 

RETROACTIVE CREDIT BUILDING

Additionally for those previously renting from Realty Boulevard we can report up to 24 previous months for your on time rent payments. Late payments will not be reported, thus creating an increase to your credit score.

ONE TIME LATE FEE WAIVER

We will grant a one-time waiver of your late fee. (5% of rent Savings)

ONE TIME WAIVER OF NSF FEE

We will grant a one-time waiver of your NSF fee. ($35 savings or applicable bank charges)

VETTED VENDORS

Landlord will ensure all third-party vendors are appropriately licensed, bonded, and insured as well as vetted so that everyone who services your home is screened to exceed our standards for timing, quality, insurance, licensing and professionalism for every job.

TRUSTED BUSINESS CONNECTIONS

Get discounts from our local and trusted vendors because of your relationship with Realty Boulevard. (See website for details) www.RealtyBLVD.us

REFER A TENANT OR OWNER

Earn $25 rent credit with approved tenant or owner.

REFER BUYER OR SELLER

Enter in an annual drawing of $1,000 prize or a $500 rent credit for closed transactions. (One entry per closed transaction) 

HOME BUYING ASSISTANCE AND BUYER BUDGETING TRAINING

Landlord is a Licensed Real Estate Broker and offers buyer representation services and referrals to Tenants enrolled in the Resident Benefits Package for the purchase of real property. Compensation and detail of such services shall be agreed upon in a separate Agreement outside of this Lease.
